The RICS UK Residential Market Survey house price balance, which measures the gap between the percentage of respondents seeing rises and falls in house prices, fell to -17 in May 2024 from -7 in April, the lowest since January. Having held broadly steady in both March and April, the latest reading suggests that house prices fell slightly during the month. That said, while prices pulled back to a certain degree in virtually all regions of England during the latest survey period, Scotland and Northern Ireland continue to see a very different picture, with prices remaining on an upward trajectory in both cases. Looking ahead, the three-month outlook came in at -12%, suggesting further downside pressure could be seen for house prices. Meanwhile, the twelve-month outlook improved further to +41%, the most elevated reading since April 2022, as contributors remain firmly of the view that house prices will move higher in the coming year.
